What are the advantages when renting direct from owner?
For your comfort, this is NOT a Timeshare, Condo nor a Hotel Room, These are Private Townhouses in a "FOUR STAR RESORT" with private parking. You have a choice of 4 privately owned townhouses, all located in a prime location (phase-1) close to the pool, spa, fitness center, restaurant, bar and clubhouse. They each have upgrades such as living room ceramic tiled floors, large TV's in the living room, TV's in all bedrooms, use of play pen, high chair and VHS Disney Tapes with no rental cost, extra DVD players in bedrooms also with no rental cost and most of all if you compared the rates with other rental facilities you'll save a substancial amount of money with great comfort.
Do you offer any discount tickets to any of the parks, shows or sport games ?

Do you own two townhouses next to each other as neighbors?
Yes. Please visit CALENDAR, CB234 is a 1400 square feet 3 bedroom townhouse and CB244 is a 4 bedroom townhouse. Book a 7 night minimum stay on both townhouses at the discounted rate of the 3 bedroom and the cleaning fee will be waived for both townhouses. I also own two larger 1800 square feet 4 Bedroom townhouses with 3 1/2 baths (LA202 and LA252) on the same block 3 doors apart from one another and only 1 block from the pool and clubhouse.
HOW MANY PERSONS ARE ALLOWED AS GUEST IN THE TOWN HOUSE?
As per Fire Hazard Laws, there is a maximum of persons allowed in each townhouse.
3-Bedroom Town House: Maximum Allowed is EIGHT (8) Persons.
4-Bedroom Town House: Maximum Allowed is TEN (10) Persons
Is there a minimum night stay?
A five night minimum stay is required, Florida 12% tax and Resort Amenity Fee of $10/day per house not per guest will be required. (See rates for more information.)
How do I secure the dates I am requesting?
Please send me an e-mail ResortTownHouse@aol.com with your first and last name, the dates you are requesting and the amount of persons in your group. If the dates are available, I will notify the reservations department and secure the dates for you. You will be asked to make a $100 per week NONREFUNDABLE PAYPAL Deposit or full payment once you receive a confirmation notice.
WHAT IS YOUR DEPOSIT/PAYMENT/REFUND POLICY?
A NONREFUNDABLE REQUESTED DEPOSIT IS REQUIRED TO SECURE THE RESERVATION DATES AND WILL BE CREDITED TOWARD THE BALANCE DUE. EFFECTIVE JANUARY 1, 2006 ALL PAYMENTS WILL BE DUE 60 DAYS BEFORE ARRIVAL. IF PAYMENT IS NOT COMPLETE BY THE DUE DATE THE OWNER RESERVES THE RIGHT TO CANCEL ANY RESERVATION. YOU WILL RECEIVE A REFUND MINUS THE INITIAL DEPOSIT.
THERE ARE NO REFUNDS FOR CANCELLATIONS LESS THAN 30 DAYS BEFORE ARRIVAL. CANCELLATIONS WITHIN 30 TO 45 DAYS BEFORE ARRIVAL WILL BE GRANTED A (50%) FIFTY PER CENT REFUND NOT INCLUDING THE INITIAL DEPOSIT.
What type of payments do you accept?
MAJOR CREDIT CARDS AND DEBIT CARDS ARE ACCEPTED FOR PAYMENT THROUGH PAYPAL. PERSONAL CHECKS AND MONEY ORDERS ARE ALSO ACCEPTED WITH ADVANCE NOTICE. USE PAYPAL BUTTON BELOW TO REQUEST YOUR DATES AND MAKE A $100 NONREFUNDABLE DEPOSIT.
Are there any additional fees in addition to the nightly rate?
ALL RATES ARE SUBJECT TO A MANDATORY FLORIDA 12% TAX. UPON ARRIVAL MANAGEMENT WILL CHARGE A $10/DAY RESORT AMENITY FEE PER HOUSE NOT PER PERSON. THIS FEE MAY NOT BE WAIVED AND IS COLLECTED UPON CHECKING IN AT THE 24-HOUR FRONT DESK.
What does the resort amenity fee cover?
RESORT AMENITY FEE covers everyone in your household to the following items: Access to the 2.5 acre pool with water-slide and lazy-river. Pool Towels upon request at the tiki hut. Weekend Entertainment at the clubhouse. FREE BUS transportation to and from Disney World. Please note that reservations should be made in advance at the FRONT desk as space is limited. Private Parking, Health Club (Fitness Center), Indoor/Outdoor Jacuzzi and Steam Room, Children’s Playground and Swimming Pavilion. Access to club house and game room. Local Phone Calls and Incoming Faxes.
WHAT TIME DO WE CHECK-IN / OUT?
A credit card and identification will be required for a security deposit.
Check-in time is after 4:00 p.m. and check-out time is before 11:00 a.m. GUEST SERVICES IS AVAILABLE 24 HOURS AND 7 DAYS A WEEK.
THERE WILL BE A $75 LATE CHECK OUT FEE when it is arranged in advance with the front desk.
FAILURE TO RETURN HOUSE KEYS WILL BE SUBJECT TO A $125 FEE.
May I book this townhouse for my 17 year old children?
GUEST UNDER 21 WILL NOT BE ADMITTED UNLESS ACCOMPANIED BY AN ADULT.
IS THERE DAILY MAID SERVICE? WHAT IS A DEPARTURE CLEANING FEE?
The cleaning service department respects your privacy. Maids are not authorized to enter any occupied townhouse until after the guest officially check out. All townhouses are cleaned once before checking in and after every checking-out. Respectfully, during your stay the townhomes are expected to be self-maintained by all guest.
Departure Clean Fee is waived with 7 night minimum stay providing there is no smoking in the townhouse and the house is kept clean during your stay. Rentals less than 7 nights may be subject to an $85 departure cleaning charge.
Are Towels and Bedsheets Included In The Town House?
YES. Clean towels and bedsheets are included in the town house before the comencement of your stay. Consider this your home away from home. The maids will not replace any items that are used and/or finished during your stay such as bathroom paper, soaps, dish washing liquid, dish washer detergent, coffee filters, wash cloths, towels and sometimes garbage bags. There is a Publix Super-Market down the road and a 5 minute drive to a 24 hour Wal-Mart. (Wal-Mart: Turn left at light (US-27), go straight for 2 lights turn right.)
Should I call the reservations department to verify the Confirmation Notice?
I always recommend all my guest to call the reservations department to verify all the information is correct and genuine. (Name, dates, and townhouse address, ect...) Reservations department will not have any of your information until you receive a confirmation notice. Telephone number is attached to your confirmation notice.
Is the pool open all year round and heated in the cool months?
THE POOL IS OPEN ALL YEAR ROUND AND IS HEATED IN THE COOL MONTHS BUT MAY BE CLOSED DUE TO BAD WEATHER. WITH THE EXCEPTION OF THE POOL SOME AMENITIES MAY NOT BE AVAILABLE DURING CERTAIN TIMES OF THE SEASON AT THE DISCRETION OF THE RESORT MANAGEMENT. OWNER IS NOT LIABLE FOR ANY DECISION MADE BY MANAGEMENT.
HEY... IS THERE A BBQ GRILL IN THE HOUSE? COULD I BUY ONE AND USE IT? BUT?
NO, NO AND NO OUTDOOR/INDOOR GRILL , THE ANSWER IS NO. This is a fire liability that will hold the household guest responsible criminally and civily. If caught, managment may constitute all guest to vacate premise without a refund.
WILL I BE RESPONSIBLE FOR DAMAGES OR THEFT DISCOVERED OR REPORTED?
A $250 security damage or theft deposit may be required in order to secure a reservation. The entire amount will be refunded within 10 days after departure providing there are no damages or theft that are discovered. Any damages/theft discovered or reported after your departure will be charged to the head of household or person requesting the reservation regardless of fault. Your credit card will be charged for replacement cost and labor if damages/theft are in excess of the deposit.
DO YOU ALLOW PETS IN THE TOWN HOUSE?
Pets are absolutely not permitted in any Town Homes. IF A PET IS OBSERVED AT THE TOWN HOUSE,THERE WILL BE A PET CLEANING CHARGE OF USD $200.00 UPON CHECK-OUT. This is used to pay for professional carpet cleaning and sanitizing the town home, which is required by law. In addition a $300.00 CREDIT CARD SECURITY DEPOSIT WILL BE HELD in the event that the pet may damage the home, or any of its contents.

FOR A REAL EMERGENCY PLEASE NOTIFY THE FRONT DESK, DIAL "ZERO" OR 911.
